Business income coverage

Business income coverage pays for lost net income and continuing normal operating expenses when a covered cause of loss suspends operations during the period of restoration.

In plain English

This is time-element coverage: it responds to the passage of time during a shutdown rather than to the damaged property itself. The measurement looks at what the business would have earned had the loss not occurred.

Two conditions do most of the analytical work. There has to be a covered cause of loss producing a suspension of operations, and the recovery is bounded by the period of restoration rather than by how long the business feels the effects.

Why the exam tests it

Commercial property questions test whether candidates can separate the direct damage claim from the time-element claim and apply the period of restoration correctly.

The trap

Extending recovery to every month revenue stays depressed. The period of restoration is defined by the policy, not by the business’s eventual return to prior performance.

Worked example

A covered fire closes a bakery for eight weeks of repairs. Business income responds to lost net income and continuing expenses such as payroll and rent during that restoration period, measured against what operations would have produced.
